THE CONCEPT

INTRODUCTION

The development will create an exclusive facility built around a sought after recreational activity.

A snow-skiing area which is one hour's drive away from 75% of the residential population base of Brisbane and the Gold Coast.

For most Southeast Queensland skiers and Overseas Tourists to Brisbane or the Gold Coast a weekend of skiing and fun in the snow is not possible due to:

....travelling time, cost and distances involved to the closest ski resort facility over 1000 kilometres to the south.

Using the latest in snow making technology, the picturesque surrounds and first class facilities at Kooralbyn, the first stage of an exclusive snow ski area will provide winter snow skiing and an unforgettable resort experience for South East Queensland skiers and tourists.

 

1.02

 

STAGE 1

 

Stage 1 will involve the introduction of the following activities

 

Plans of the proposed ski area.

 

A snow skiing area, 300 metres in length for skiing and snowboarding

Accommodation and entertainment at the nearby Hillside Villa Complex.

 

A toboggan slope for other sliding pursuits and the provision of beginners ski lessons.

 

The release for sale of 35 Exclusive Mountain Side Chalets to be built adjacent to the ski area.

 

Additional Activities to include Tennis Camps , Mountain Biking, Australias largest Mountain Slide, orienteering and nature walks.

STAGE 2

 

Stage 2 will add to the first stage by providing the following:

 

An Additional Intermediate ski trail over 400 metres in length to increase the ski capacity to 1000 skiers per day.

 

The release of a Villa and Lodge Development for future sale.

 

A Multi Purpose Ski Club at the base of the ski area.

SNOWMAKING

 

A Bucceri Snow Making System with a Capacity of 1000 cubic metres of fresh snow daily will be installed at the site. Cost for the system will be US$1,500,000 with Snow making costs to be $2 per cubic metre. The Kooralbyn Snow Development will utilise a state of the art snow making system that provides snow making at above freezing temperatures and at a cost below $2 per cubic metre.. LINK TO SNOW MAKING INFORMATION The new facility will duplicate the successful model at the Friday Flat’s Ski area at Thredbo Ski Area with similar Slope size, skier facilities, snowmaking, average gradient and market appeal.

STAGE 1 SKIER PROJECTIONS AND AUSTRALIAN SKIING STATISTICS

 

After the completion of stage1 the Kooralbyn Snow Development will have a maximum daily capacity of 500 skiers.

 

Marketing will be focused on new skiers and those Queenslander wanting to tune up before their annual ski holiday.

 

The proposed marketing strategy will highlight the fact that a Skiing holiday offers exercise, fresh air, excitement and nightlife and is now available locally.

 

The ski area will focus mainly on night skiing where the winter night temperaures are 10 degrees celsius or below for 5 months of the year.

 

The ski area’s goal is to attract a realistic average of 380 skiers daily in the first year of operation. A modest target when compared to Australian skiing statistics and the user days received in similar overseas operations.

 

50,000 skiers a day, can be catered for at Australian ski resorts which host some 2 million skier visits annually. There are 15 ski resorts in Australia with 8 ski areas in Victoria, 5 in NSW and 2 in Tasmania. A Day ski ticket at a major resort costs $120 . A similar cost of a round of golf on Kooralbyn’s Championship Golf Course.

 

On average 30,000 Queensland skiers travel to the Southern Resorts each winter for a ski holiday and make up 10% of the total skier visits for Australian Resorts.

 

Snow Holidays are heavily promoted in Queensland by the New South Wales,New Zealand and Victorian Ski resorts and it is planned to form a joint marketing effort with one or more of these resorts .

 

1.06 INCOME FROM NIGHT SKIING

 

A unique Night Skiing package will be offerred to potential customers in Brisbane and the Gold Coast who can come to the ski area after work for an evening of skiing/snowboarding ,followed by late evening entertainment, an overnight stay in a comfortable villa,a continental breakfast and be back in town early the next morning for work.

 

Night Skiing should draw considerable income in future years because of the proximity of Kooralbyn to a large population centre. Once the local market has been educated to this form of leisure activity , the area could become the first of many urban night ski areas in Australia similar to the many urban ski areas in the United States which offer night skiing .

 

For Example "Ski Liberty is situated one hours drive from Washington DC and hosts 200,000 ski visits annually. This small ski area would not be a viabie concern if it relied solely on the annual snowfall of 12 inches. The combination of its proximity to the metropolitan areas and the snowmaking that covers all trails at the ski area has contributed to the success of this resort."

 

"Snoqualmie Summit is a ski area 50 miles west of Seattle Washington with a population of approximately 1,000,000 people. In a ski season that lasts from Mid November - to late April. Ski Snoqualmie hosts some 450,000 - 500,000 ski visits annually. Because of its location night skiing has become so popular at Snoqualmie that it lures more skiers than during the day. Many city dwellers and business travellers head up for a few runs after work."

THE PROPERTY AND CHALETS

 

The site area totals approximately 200 acres with a vertical drop of 250 metres.

 

It is intended to initially market and offer chalets for sale in conjunction with the opening of the ski area.

 

The chalets will be an excellent investment opportunity positioned along the side of the stage 1 snow covered ski run offerring privacy,exclusivity and spectacular views.

 

Services are available to the site and the chalets will be positioned within 600 metres walking distance from the golf course, tennis centre and other resort facilities.

 

The chalets are architect designed with an attractive appearance that will compliment the landscape of the valley.

 

Selling price for chalets will start at around Aus$575,000 and each chalet will have 2 Bedrooms with 1 Mezzanine Bedroom ,Living Dining Room, Kitchen,Ski Store, Bathroom, W.C. Fireplace, air conditioning and Verandah with a floor area of 100 SM.

 

The inclusion of snow at Kooralbyn and the existing leisure activities should ensure much interest in these attractive and valuable holiday chalets to be built on the site.

SIMILAR RESORTS OVERSEAS

 

When the proposed Stage 2 development is completed , Kooralbyn will enjoy similar status to the well renowed Sky Valley Resort in Dillard, Georgia in the U.S.A.(The only Ski area In the state of Georgia.

 

Sky Valley is a unique and popular resort which offers seven acres of ski trails covered with man made snow , and forms part of a 2,300 acre all season resort with Chalet and Town House rentals, golf on a championship standard Golf Course, tennis and horse back riding.

 

Just as Kooralbyn is situated in the warmer area of Australia ,Sky Valley is in the warmer South Eastern Region of the USA . With the advancements in snow making Ski Resorts have been created in states such as West Virginia, Alabama, Georgia, Kentucky and Billions of Dollars have been ploughed into the property components such as condominiums and lodges.

 

The United States has 55 - 60 million-ski visits annually at 550 ski areas with 400 of them having snowmaking. Today there isn't a major ski area in the USA without snowmaking.
